Bruce Heitler
Founder & Principal

Bruce founded Heitler Development, Inc. in 1976, Mosaic Property Management in 1998, and D4 Equity in 2016. He specializes in developing and investing in multi-tenant commercial, residential, and mixed used projects. Bruce has led over 12 major successful development projects, including the LoHi Gold (HUD 221d4), Capitol Heights (LIHTC), and projects built as a fee developer for both the Denver Housing Authority and the Lakewood Housing Authortiy (now Metro West Housing Solutions). His leadership includes extensive dealings with the US Department of Housing and Urban Development (HUD).
A graduate of Yale Law School, Bruce has maintained an active and prominent role in community and civic endeavors. Among his many leadership roles, Bruce has served as Chairman of the Lowry Development Authority, Trustee and Corporate Treasurer of the Eleanor Roosevelt Institute of Cancer Research, Member of the Board of Governors of the Association of Yale University Alumni and Member of the Board of Trustees of the Social Science Foundation at the University of Denver.
Jacob Heitler
Principal

Jacob has split his professional life between the real estate and technology industries. He joined his father as a principal at D4 Equity in 2020 to invest in multifamily real estate, primarily financed through the HUD 221d4 program.
Jacob began his career as a specialist in financial modeling for Wall Street Analytics (now part of Moody's). He subsequently spent a brief period working with his father, Bruce Heitler, at Heitler Development Inc, developing and investing in HUD financed multifamily projects. For 15 years before returning to real estate, he applied his entrepreneurial spirit and love of technology across a handful of technology startups, including as one of the Founders of Torque Interactive Media (now part of O’Reilly), as the Head of Product for SharesPost (now part of Forge), as the founding Head of Product for Nasdaq Private Market, and as a co-founder and Head of Product for Lifelink Systems.
Jacob holds an undergraduate degree in Applied Mathematics from Yale University and an MBA from UC Berkeley Haas School of Business. He lives in Berkeley, CA with his wife and four children.
Adam Hirsch
Principal, Analyst

Adam has been working as an analyst at D4 Equity since 2018. Originally a research scientist, he has studied atmospheric chemistry for NOAA in Boulder, Colorado and commercial building energy efficiency and renewable energy for the U.S. DOE's National Renewable Energy Laboratory in Golden. Adam received his Bachelor's degree from Harvard University and his Ph.D. from the University of California at Irvine, both in the Geosciences. He has lived in Israel since 2015 with his wife and four sons and enjoys hiking and cooking.
Trevor Tice
Founder & Principal (in memoriam)

Trevor Tice was an investor and partner with Bruce Heitler in the development of Highland Park Apartments, a project in Denver financed with a loan guaranteed under the 221(d)(4) program. When that project was sold, Trevor and Bruce developed the investment strategy of D4 Equity.
Trevor Tice was founder and CEO of CorePower Yoga for 13 years. Under his leadership, the prominent lifestyle brand established Yoga studios in 25 markets with more than 100 corporate owned locations and 3,000 employees. Previously Trevor was the Founder/CEO of TechPartners International, a $100 million IT outsourcing firm that he sold to a public company in the UK in 2000.
Trevor was a member of the Young Presidents Organization and received the Ernst & Young Entrepreneur of The Year® 2010 Award in in the Rocky Mountain region.
Trevor passed away in late 2016, not long after D4 Equity funded our first 221(d)4 investment. We take comfort knowing he would be extremely excited and pleased with the business his vision helped create.
